19-01AM Approving the amendment of Conditional Use Permit No. 18-01 to reduce the total square footage for commercial, retail, and restaurant by 8,295 square feet in order to construct an eight-pump gas station (previously approved for 185,623 square feet of commercial retail space with a phased development plan over a five-year period) on Lots 1-6, Sun Mountain Subdivision.

19-10 Denying Variance No. V19-02 allowing a variance of 41.8 feet to the required 75 feet shoreline setback from the water’s edge to allow a 33.2 feet shoreline setback that will be retained with existing native vegetation.  The variance will allow the 41.8 feet within the shoreline setback that was clear-cut of native vegetation during construction of a residential duplex to remain cleared of vegetation and only be replanted with grass and enclosed with a four-foot fence.  The subject property is Lot 3, Block 2, Lakeshore 1960 Subdivision.

 19-16 Approving a Variance (#V19-06) to the sign regulations for a freestanding sign at the Shoppes of Sun Mountain Development on Lot 6, Sun Mountain.  The request is for a variance of 75 square feet to the maximum 150 square feet of sign area on a freestanding sign to allow 225 square feet of sign area.

 19-17AM Recommending that the City Council amend title 16 of the Wasilla Municipal Code by adopting chapter 16.26, short-term rentals, that includes sections to address purpose and intent, definitions, applicability, application and fee, approval criteria–new and renewal, standards, prohibitions, issuance–term, renewal–transferability, denial, violations–enforcement, appeals, and severability; and amend section 16.20.020, district use chart, to add the permit approval required for a short-term rental and to amend the permit approval required for bed and breakfast, hotel, home occupation, and motel.

 19-23 Adopting an amended schedule of fees and list of review agencies for Wasilla Municipal Code Title 16 Land Development Code applications adding a fee for nonconforming determinations; amending the fees for administrative approval permits, use permits, conditional use permits, amnesty requests, and appeals of the city planner’s decisions; adding a requirement that the applicant pay mailing fees for required public notices; and repealing WPC Resolution No. 19-20.
