Wasilla and the surrounding area offer a variety of housing styles and values, giving potential residents a wide range of choices. The majority of housing in Wasilla can be characterized as single-family homes situated on large lots in a semi-rural area.

Buyers get more housing value for their money in the Mat-Su Valley than in Anchorage. For the year 2002, the Valley Board of Realtors Multiple Listing Service cited an average selling price of $151,082, compared to the $221,148 average selling price cited by the Anchorage Multiple Listing Service.

Rental housing is more affordable in The Mat-Su Valley. According to the June 2003 issue of Alaska Economic Trends, a two-bedroom apartment rents for $700 a month in the Mat-Su Borough, versus $800 a month in Anchorage.

Wasilla's total of 2,119 housing units have an occupancy rate of 93.4 percent. Owner-occupied housing accounts for 55.8 percent of all units.

A large amount of vacant, subdivided land is available for single-family or multiple-family residential use in Wasilla. Several large unsubdvided tracts are available for development.

In addition to year-round residences, there are over 5,000 seasonal, recreational or occasional homes in the Mat-Su Borough.
